| dc.description.abstract | Cílem diplomové práce je zpracovat vývoj v průměrných tržních cenách nemovitostí i v dalších segmentech realitního trhu a zhodnotit, zda a jak se vývoj v cenách jednotlivých typů nemovitostí liší za období 2005 2010.
Předmětem literární rešerše je především vysvětlení základních pojmů, analýza trhu a segment realitního trhu. Metodika oceňování nemovitostí a faktory ovlivňující cenu nemovitostí.
Před vlastní prací jsem si stanovila metodický postup, skládající se z určení jednotlivých charakteristik zvolených lokalit, analýzy trhu ve zvoleném segmentu, metodiku získání cen v určeném období a způsoby vyhodnocení získaných dat.
Výzkum jsem opřela o vlastní zkušenosti z realitního trhu. Tato praxe mi umožnila sledovat pohyb cen nemovitostí v jednotlivých segmentech trhu nemovitostí. Zaměřila jsem se na situaci měst Prachatice, Vimperk a Strakonice. V závěru jsem se snažila vytipovat faktory, které ceny nemovitostí z dlouhodobého hlediska ovlivňovaly, s důrazem na vliv ekonomické krize. | cze |
